PropertyGuru hires eCommerce veteran as CTO

Manav Kamboj, chief technology officer, PropertyGuru.

Real estate group PropertyGuru has hired an eCommerce veteran at its new chief technology officer.

Manav Kamboj will be responsible for the company’s technology and engineering divisions across offices in Singapore, Malaysia, Thailand and Indonesia.

He brings to PropertyGuru extensive experience in the eCommerce, mobile, finance technology and software sectors.

Prior to this, Kamboj served as vice president and head of buyer product and technology at Snapdeal, one of the largest eCommerce players in India. He was also co-founder and CEO of LetsGoMo Labs, a leading mobile app development studio with operations in India and the US.

At PropertyGuru, Kamboj will be responsible for leading a team of over 60 engineers, software developers and data scientists who deliver technology solutions for home seekers, real estate agents and property developers.

In addition, he will partner with the product management team to drive PropertyGuru’s initiatives in artificial intelligence and augmented reality.

His team will also look to further develop the automation, scalability and security capabilities for the group’s platforms and operations.

Home sellers raising their prices by 4% in some areas: PropertyGuru Index

The CBD and its surrounding areas saw the highest increase in asking prices.

Home sellers are already starting to price their units higher following recent signs of a property market recovery in Singapore.

This according to the PropertyGuru Property Index launched on Thursday (23 November), which shows a 3.2 percent price increase in Q3 2017 from the quarter before, reflecting an inflection point after a steady decline from Q3 2015.

PropertyGuru said that sellers are “future-pricing” their homes in anticipation of the market recovery gaining strength in 2018, following the recent en bloc fever and growing confidence amongst developers.

The highest increase of four percent was in the city centre and the surrounding areas. This was followed by the suburbs in northern and western Singapore, which saw asking prices grow by 2.5 and 2.2 percent respectively.

The Index uses data from over 200,000 listings on PropertyGuru’s website, and is benchmarked against price levels as of Q1 2015.

At the same time, the supply of homes put up for sale fell by 4.5 percent in Q3 from the previous quarter in anticipation of higher prices next year.

“There is light at the end of the tunnel now that the market sentiment has finally taken a positive turn after two consecutive years of low seller confidence,” said Hari V. Krishnan, CEO of PropertyGuru Group.

“On the other hand, consumers looking to buy homes should consider closing on their property purchases and lock in prices at the current level.”

The recent PropertyGuru Asia Property Awards (Singapore) 2017 recognised the country’s best developers and real estate projects, with a total of 26 awards given out during the prestigious event held at Marina Bay Sands on 7 November.

GuocoLand was named the country’s Best Developer, while Oxley Holdings’ executive chairman and CEO Ching Chiat Kwong was named the 2017 Singapore Real Estate Personality of the Year by the editors of Property Report magazine. In an exclusive interview, he shared what receiving this award means to him.

The other big winner was Best Condo Development (Singapore) awardee High Park Residences, which won over the judges for its affordability and focus on young families. Located in Sengkang’s Fernvale area, the new condo is among several major projects to launch there in recent years. Turn to page 6 to see what all the hype is about.

GuocoLand named as top local developer in PropertyGuru awards

Tanjong Pagar Centre, named as Singapore’s Best Green Development at the PropertyGuru Asia Property Awards.

GuocoLand has been crowned as the city-state’s best developer at the PropertyGuru Asia Property Awards (Singapore) 2017 held at the Sands Expo and Convention Centre yesterday evening (7 November 2017).

“The company is a leader in urbanisation, with high-profile projects such as Tanjong Pagar Centre (TPC),” said the independent judging panel chaired by renowned architect Minkqee Tan, who is also the Chief Designer at MINKEE Architects.

As a matter of fact, TPC has been named as Singapore’s Best Green Development, while its Wallich Residence component has been lauded as the Best Luxury Condo Development.

In total, 20 current projects by nearly 20 companies and joint ventures were recognised during the prestigious event that was attended by more than 300 guests.

Other big winners included Lian Beng Group, which was not only hailed as the Best Boutique Developer, but has secured special awards for its sustainable projects and corporate social responsibility (CSR).

Another major awardee was Property Enterprises Development’s Stars of Kovan condominium, which took home three top design awards and was called “glamourous” by the judges.

Other members of judging panel included SPARK Architects partner Lim Wenhui, Greg Shand Architects’ owner Robert Greg Shand and Panache Management CEO Alexander Karolik Shlaen.

The committee also comprised PwC Legal International’s Real Estate Legal Leader Natalie Breen, Banyan Tree Group’s Head of Strategic Planning and Investment Clement Ong and Benedict Lim, Managing Director for Real Estate Transaction at Ernst & Young Corporate Finance.

Furthermore, the seventh annual PropertyGuru Asia Property Awards was supported by title sponsor Kohler, and co-sponsored by Regus, Mitsubishi Electric, and POSCO, with BDO supervising the tabulation.
